Three buyer pools compete here for different inventory: families trading up out of Oakland, Berkeley, or San Francisco; local downsizers moving into downtown condos or Rossmoor; and commuter households that will accept less house to stay near BART. Know which one you are in.

For sellers the same math cuts the other way. With soft year-over-year values and fast absorption of good inventory, the first ten days set the outcome. A listing priced to a hoped-for number and then reduced twice trades below where it would have if it had launched correctly.
