Closing Costs in Los Angeles: What Buyers Actually Pay at Each Price Tier

Closing costs in Los Angeles for buyers typically range from 1.5% to 3% of the purchase price, depending on the financing structure, the title company, and whether the buyer elects any optional services. On a $5M purchase, that’s $75,000-$150,000 in costs above the down payment. Knowing the breakdown before you receive the closing disclosure — not after — lets buyers plan cash requirements accurately and avoid surprises in the final week of escrow.

This guide itemizes the actual closing costs at the $2M, $5M, and $10M price tiers.

Buyer Closing Costs: What’s Included

*Lender fees (financed purchases only).* Loan origination fees, discount points (if any), underwriting fees, and appraisal costs paid to the lender’s appraiser. On jumbo loans in the $2M-$10M range, these typically total $3,000-$8,000 in fixed fees plus any points the buyer elects to buy down the rate.

*Appraisal fee.* Required by lenders for financed transactions. A luxury home appraisal in LA typically costs $1,200-$3,000. Complex properties (estate scale, hillside, unique architecture) can run higher.

*Title insurance — lender’s policy.* Required by all lenders. Protects the lender against title defects. Cost scales with purchase price. In LA, this typically runs 0.1-0.2% of the purchase price.

*Title insurance — owner’s policy.* Optional but strongly recommended. Protects the buyer against title defects discovered after close. The custom in LA is for the seller to pay for the owner’s title insurance policy — but this is negotiated in the purchase agreement and is not guaranteed. When the buyer pays, add approximately 0.1-0.2% of the purchase price.

*Escrow fees.* Paid to the escrow company for managing the transaction. In LA, escrow fees are typically split between buyer and seller, though this is also negotiated. Buyer’s share generally runs $1,500-$5,000+ depending on purchase price and escrow company.

*Recording fees.* County recording fees for the deed transfer. Los Angeles County charges a base recording fee plus a per-page charge. Total typically $100-$300.

*Transfer tax.* In Los Angeles, the real estate transfer tax applies at close of escrow at a combined city and county rate. Los Angeles County charges $1.10 per $1,000 of value; the City of Los Angeles adds $4.50 per $1,000. For properties within the City of Los Angeles at $5M: approximately $28,000 in transfer taxes.

*Measure ULA (Mansion Tax).* As of 2023, the City of Los Angeles imposes an additional transfer tax on properties above $5M: 4% of the sale price for properties $5M-$10M, and 5.5% for properties above $10M. This applies to both buyer and seller side — in practice, it is most commonly borne by the seller, but it is a cost that affects transaction economics and should be understood. For a $7M transaction in the City of LA, Measure ULA adds approximately $280,000. Note: verify current applicability — Measure ULA was challenged legally and its status has been litigated; confirm with your escrow officer.

*Prepaid expenses.* At close, buyers prepay several recurring costs: homeowners insurance (typically the first year’s premium), property taxes (the remaining current tax year proration), and the first escrow account deposit for taxes and insurance if the lender requires impound. These are not fees — they’re prepayments — but they require real cash at close.

*HOA move-in fees (condos).* Condominium buildings typically charge a move-in fee and/or a transfer fee that the buyer pays. These range from $500-$3,000+ depending on the building.

Cash Required at Close: The Full Picture

Buyers often focus on the down payment and underestimate the total cash requirement at close. The actual figure is:

Down payment + closing costs + prepaid expenses + any required reserves above the loan minimum.

On a $5M purchase with 20% down ($1M) at the $38,000-$51,000 estimated closing cost range: the total cash requirement is approximately $1,038,000-$1,051,000 before reserves. Your lender’s Loan Estimate — which you receive within 3 business days of a loan application — itemizes every closing cost specifically for your transaction and is the authoritative number.

TKG walks every buyer through the total cash requirement before the offer stage, not after — so you’re not calibrating cash availability during escrow.
