What is the rental price range for homes in Mulholland Estates?

Monthly rental rates in Mulholland Estates range from approximately $10,000 for a smaller residence to $100,000 and above for the community’s most significant compounds during peak demand periods. The typical rental for a 4-6 bedroom fully furnished estate with pool, spa, and panoramic views runs approximately $20,000 to $50,000 per month depending on property size, furnishing quality, view quality, and seasonal demand. Year-long lease rates may offer some reduction relative to month-to-month pricing depending on the owner’s preference.

What is the minimum rental period in Mulholland Estates?

The minimum rental term is typically 30 days under the Mulholland Estates HOA’s community rules, which generally restrict short-term rentals to periods of 30 days or more. This restriction is intended to maintain the community’s residential character and limit the transient traffic that shorter-term vacation rentals generate. Renters who need shorter-term access to a comparable property should discuss options with The Knight Group, including private estate rentals outside the Mulholland Estates community that may offer more flexible terms.

What does the HOA approval process involve for renters?

The Mulholland Estates HOA requires that prospective renters complete an application and receive approval before taking occupancy. The application process typically includes identity verification, references, and confirmation that the rental purpose complies with the community’s CC&Rs. The approval timeline is typically 5-10 business days. Renters should begin the application process as early as possible, before the intended move-in date, to avoid delays. The leasing brokerage (The Knight Group) manages the HOA application process on behalf of clients and can advise on specific requirements for any target property.

Are Mulholland Estates rental homes typically furnished?

Most Mulholland Estates luxury rental properties available for short-term and extended-stay leases (1-12 months) are offered furnished to luxury standard — including furniture, linens, kitchen equipment, and household items. The furnishing quality in the community’s premium rentals is typically comparable to a high-end hotel suite in terms of bedroom and bathroom appointments, with the addition of full kitchen, outdoor entertainment, and living space that hotel accommodations do not provide. Some properties are available unfurnished for longer leases (12 months and above). Prospective renters with specific furnishing preferences or requirements should discuss these with The Knight Group before viewing properties, to identify the rental inventory most appropriate to their needs.

Can a Mulholland Estates rental be used for film or photo production?

Some Mulholland Estates property owners permit their homes to be used for film, television, or photo production as part of the rental arrangement or through a separate location fee agreement. The community’s HOA has rules regarding commercial production activity within the community, and any production use must be disclosed to and approved by the HOA in addition to the property owner. Location production within a gated community requires coordination with the community’s gate management for crew and equipment access. The Knight Group can advise on properties whose owners have permitted production use and can facilitate the coordination process with the HOA for approved production arrangements.
