*San Vicente Boulevard* is the neighborhood’s spine and its primary lifestyle amenity. The wide center median with its iconic coral trees is a jogging and cycling corridor used daily by residents. The commercial blocks along San Vicente — the Brentwood Country Mart, the restaurants, the Erewhon, the coffee shops — give the neighborhood a walkable center that allows the daily lifestyle most LA neighborhoods don’t. *Brentwood Park.* The neighborhood north of Sunset, west of Sepulveda — a quieter, more estate-like residential area with larger lots and a more secluded character than the core. Brentwood Park properties tend to sit on larger lots with mature landscaping; the streets are quieter and more private than the core’s grid.

*Sullivan Canyon.* At the western edge of Brentwood, Sullivan Canyon is one of the most dramatic micro-environments in the Westside — a creek-adjacent trail that winds through a canyon environment completely unlike the surrounding urban landscape. Properties adjacent to the canyon are not common, but they represent some of the most distinctive real estate in the area.

*Brentwood below Wilshire.* The southern portion of the geographic Brentwood area — closer to Santa Monica, lower price points, more apartment and condo inventory. A representative Brentwood day doesn’t involve a car for the morning routine in the core. The walk from a Saltair or Barrington residence to the Brentwood Country Mart for coffee, a loop on San Vicente, and back is entirely car-free and takes under 30 minutes. The Wednesday farmers market on San Vicente is walkable from most core addresses.

The school question in Brentwood is more nuanced than in Beverly Hills or the Palisades. Brentwood’s public school feeders — Kenter Canyon Elementary, Paul Revere Middle School, Palisades Charter High School — vary in performance and reputation. Many Brentwood families supplement with private school at various levels; the neighborhood has dense access to the private school ecosystem (Brentwood School is immediately adjacent).
