What is the price range for luxury homes in Westlake Village?

Westlake Village luxury homes range from approximately $1.5 million for a traditional inland home to $8 million and above for a premium lakefront property with direct boat dock access and panoramic lake views. Golf course-adjacent homes with North Ranch Country Club fairway frontage typically run $2 million to $5 million. The most active family-buyer tier runs from approximately $1.5 million to $3.5 million in the inland residential streets.

What is Westlake Lake and who has access to it?

Westlake Lake is a 125-acre private lake at the center of the Westlake Village community, constructed as part of the original planned community development in the late 1960s. Access to the lake — for boating, kayaking, paddleboarding, fishing, and swimming — is available to Westlake Village residents through property-specific boat dock access (for lakefront homes), the community boat launch, and the lake pathway that circles the perimeter. Lakefront homeowners have the most direct access, with private docks. Non-lakefront Westlake Village residents typically access the lake through the community launch area. The lake is not a public waterway — access is restricted to community members and their guests.

What school districts serve Westlake Village?

Westlake Village is served by two school districts depending on which side of the LA/Ventura County line a specific address falls. Properties in the City of Westlake Village (LA County side) are typically served by Las Virgenes Unified School District. Properties in the Ventura County portion of Westlake Village are typically served by Conejo Valley Unified School District. Both districts are consistently ranked among the top public school districts in California. Buyers should confirm the specific district assignment for any address they are evaluating, as the boundary runs through the community and the district serving a specific address is determined by the county of residence.

What is North Ranch Country Club and is membership required?

North Ranch Country Club is a private country club adjacent to Westlake Village with a championship golf course, tennis facility, pool, and social events programming. Membership is required to access the club’s facilities — it is not open to the public. Properties fronting North Ranch Country Club fairways are not automatically club members; membership must be obtained separately. Club membership fees and availability should be confirmed with the club directly during any property purchase evaluation where golf course membership is a priority. The club’s waitlist and initiation fee structure can vary; buyers who consider North Ranch membership integral to their lifestyle should address this early in their purchase evaluation.

Is Westlake Village a good primary residence if I work in Los Angeles?

It depends on where in Los Angeles you work. For employment in the Conejo Valley, western San Fernando Valley (Woodland Hills, Calabasas), or the 101 corridor, Westlake Village is an excellent primary residence choice with commute times of 15-30 minutes. For Westside employment (Century City, Westwood, Santa Monica), commute times of 45-65 minutes under normal conditions are the realistic expectation — manageable for many buyers but worth experiencing during a peak-hour test run before committing. For Downtown LA or South Bay employment, the commute is on the longer end of what most buyers find sustainable as a daily practice. The best Westlake Village buyers for primary residence purposes are those whose professional lives are centered on the Conejo Valley and 101 corridor, or those who work remotely and are specifically prioritizing the lakefront lifestyle character.
