Malibu condos are not condos in the way most buyers use the word. There are no glass towers here, no mid-rise buildings with lobby security and rooftop pools. The Malibu condo market is almost entirely beach colony communities. horizontal, low-density clusters of private homes, townhomes, and condominiums organized around shared beach access, private gates, and HOA governance that manages the common areas between a cluster of beachfront structures. If you are looking for Malibu condos for sale with the expectation of a building with amenities and an elevator, you are looking for a product that the Malibu market mostly does not offer.
What the Malibu condo and beach colony market does offer is rarer and more specific: direct Pacific Ocean access from a private residential community, at price points that are still dramatically below what a Malibu oceanfront house costs. The buyer who wants to wake up to the sound of surf from a property they own, who wants to step from their deck onto the beach without crossing a public street or a parking lot, and who is willing to accept smaller square footage, shared community infrastructure, and the HOA governance that comes with it. that buyer has a market in Malibu that is unlike anything available at the same price point in Los Angeles County.
The Malibu condo buyer is almost always buying for one reason: the ocean. This sounds obvious until you understand how specifically true it is. Buyers who are not primarily motivated by direct Pacific Ocean access should be directed to other neighborhoods. The interior Malibu market. the canyon properties, the Calabasas-adjacent hillside developments. is almost entirely single-family. The condo and beach colony product is a coastal phenomenon.
Within the ocean-motivated buyer pool, there are two dominant profiles.
The first is the primary residence buyer who wants to live at the beach in Malibu and has concluded that a beach colony condo or townhome. oceanfront access, shared community infrastructure. is the best available purchase at their budget. A direct beachfront single-family Malibu house is an $8M-$25M+ purchase. A first-row unit in Point Dume Club or Malibu Road adjacent community can be accessed at $1.5M-$4M. The tradeoff is clear and the buyer who makes it has done the math.
The second is the investment and second-home buyer. Malibu has historically had more permissive short-term rental regulations relative to the rest of unincorporated LA County, which created a market for vacation rental investors in the beach colony communities. The STR landscape in Malibu has evolved. verify current county regulations and specific building CC&Rs before including rental income in your purchase calculus. but the category remains active.
Malibu’s condo and community inventory is organized around specific beach colony communities rather than conventional building addresses.
Point Dume Club is one of the most established gated oceanfront communities in Malibu, on the Point Dume peninsula where the coastline turns and the view corridor opens to both the Santa Monica Bay and the open Pacific. The community has direct beach access, a community association that manages the shared amenities, and a location on one of Malibu’s most distinctive geographic features. Point Dume is a real address in the Malibu consciousness. buyers who know Malibu know what it means to own here.
Malibu Cove Colony is a private colony on Pacific Coast Highway with direct beach access and the intimate character of a small gated community. The Malibu Colony family of communities. Malibu Colony itself, Malibu Cove Colony, and adjacent properties. represents the most storied residential beach colony addresses in Southern California. The privacy and the neighbor roster of these communities have maintained their value across decades.
Paradise Cove is a mobile home and manufactured home community on a private beach that is simultaneously one of the most misunderstood and most iconic residential addresses in Malibu. The leasehold land structure and the manufactured home product type are specific and require specific buyer knowledge. but the beach access and the community character are genuine and the prices reflect a value-to-beach-access ratio that is unusual in Malibu.
Zuma Beach Colony and the communities in the PCH corridor north of Point Dume provide access to the Zuma Beach area, one of the largest and most actively used public beaches in LA County, from private residential addresses that are on or near the beach.

The beachfront premium in Malibu is among the steepest anywhere in the LA condo market. A first-row unit in a gated beach colony. direct sand access, unobstructed ocean views. can price at twice to three times what a comparable-square-footage second-row unit in the same community commands. The premium is the view and the access, not the unit. This is the defining price dynamic in the Malibu condo market.
Price per square foot varies widely based on beach orientation: first-row units at $1,500-$2,500 per square foot, second-row and non-oceanfront units at $600-$1,200 per square foot. The access differential makes a price-per-square-foot comparison across tiers somewhat misleading. you are buying two different things depending on whether the surf is visible from your deck.
Current market condition (2026): Malibu’s beach colony market has been affected by insurance availability issues more than any other factor. Some properties that were in escrow in 2024-2025 failed to close because buyers couldn’t secure homeowners insurance at a cost that penciled in the purchase price. This is a real market condition, not a hypothetical risk.
Malibu beach colony ownership has a specific set of ongoing considerations that distinguishes it from condo ownership in an urban LA building.
HOA fees reflect actual coastal maintenance costs. Maintaining a property at the Pacific Ocean’s edge is expensive in a way that maintaining a building in West Hollywood or Westwood is not. Salt air corrodes. Surf damages. Foundation erosion is a documented ongoing issue in communities with direct beach access. The HOA fees in Malibu beach colony communities are high relative to what the amenity stack looks like. there is no concierge, no doorman, no rooftop pool. because the physical maintenance burden of a coastal property is genuinely higher. Expect HOA fees of $500-$2,000 per month depending on the community and what it includes.
Insurance is now a transactional issue, not just an ownership issue. California’s wildfire insurance crisis has materially affected Malibu in particular following the Woolsey Fire (2018) and the Palisades Fire (2025). The California FAIR Plan. the insurer of last resort. has become the only option for many Malibu properties, and FAIR Plan policies are limited in coverage and expensive relative to standard market policies. Flood insurance is separately required for many beach colony properties in FEMA-designated flood zones, and the cost has increased significantly with FEMA’s new risk rating methodology. Before making an offer on a Malibu beach colony property, verify insurance availability and annual cost for the specific parcel. This is not boilerplate due diligence. it is a real transaction hurdle that has caused completed-transaction failures in Malibu.
Coastal erosion and bluff stability are parcel-specific issues. Several Malibu communities have documented coastal erosion that has required shoreline protection expenditures. sandbags, rock revetments, more permanent armoring. The pace and severity of erosion varies significantly by location. Point Dume’s headland geology is more stable than the sandy bluff communities further north. Ask specifically about erosion history and any current or pending shoreline protection work for any community you’re considering.
The Malibu lifestyle. the ocean, the PCH, the privacy. has carrying costs that buyers frequently underestimate in the excitement of the beachfront purchase.
The HOA fees for a first-row unit in a Malibu beach colony typically run $800-$2,000 per month, and these fees cover the community’s shoreline maintenance, the private road, the gate system, and the beach access infrastructure. This is distinct from what a comparable square footage building in Santa Monica or West Hollywood charges. the Malibu fee is higher because the maintenance burden of a beachfront community is genuinely higher.
The wildfire insurance premium is the cost that has most changed since 2020. The Palisades Fire (January 2025) destroyed significant residential inventory in the Malibu and Pacific Palisades corridor and caused several major insurers to exit the California coastal market entirely. Buyers who are entering the Malibu condo market now are doing so in an insurance environment where annual premiums for FAIR Plan policies (the insurer of last resort) run $15,000-$50,000 per year for beachfront properties, compared to $3,000-$8,000 for standard market policies that were available as recently as 2022. This is not a temporary market condition. it is the insurance reality of the California coastal market for the foreseeable future.
The seasonal reality of Malibu also carries costs. Many Malibu beach colony communities have higher security and community service costs during peak season (May-September), when the area’s transient population. weekenders, tourists, short-term renters. increases the demand on the community’s infrastructure. Homeowners who use their Malibu unit seasonally pay community fees year-round for a property that’s fully utilized for 4-6 months.
Insurance availability is the first conversation, not an afterthought. The Palisades Fire (2025) and the broader California wildfire insurance withdrawal have made insurance availability a real pre-offer due diligence item in Malibu. Get a quote before making an offer. Know what you’re committing to carry before you’re in contract.
STR regulations have evolved. LA County’s short-term rental regulations and individual community CC&Rs have tightened since the pre-2020 period when Malibu beach colonies were reliably rentable on Airbnb. Before factoring vacation rental income into your purchase calculus, verify the current regulatory status at the county level and the CC&R restrictions in the specific community. This due diligence is essential, not optional.
Leasehold vs. fee simple matters enormously. Paradise Cove and certain other Malibu communities operate on leasehold land. you are buying a property on land you don’t own, with a ground lease that has a term and that may or may not be renewable at current or market rates. Leasehold Malibu properties can be excellent purchases for the right buyer, but they require specific legal review and an understanding of what you’re actually buying. They are a different legal product from a fee-simple purchase and should be evaluated accordingly.
The house-versus-condo comparison in Malibu is almost never apples-to-apples. A single-family Malibu house at the same price as a beach colony condo is usually not on the beach. it’s in the hills, or on PCH without direct beach access, or on a leased lot on a private road. The beach colony condo is often the only way to access direct-beach-at-Malibu ownership at the relevant price point.
