Westlake Village is a small incorporated city at the western boundary of Los Angeles County, bordered by Agoura Hills to the west, Thousand Oaks to the north and east, and Calabasas to the southeast. The city covers approximately 1.75 square miles with a population of around 8,500 residents, making it one of the smallest incorporated cities in LA County by both area and population. Westlake Village was developed beginning in the late 1960s as a master-planned community centered on Westlake Lake, a privately maintained 125-acre reservoir that anchors the residential and recreational life of the city.

The lake is the central organizing feature of the Westlake Village residential market. Four distinct lakeside communities have developed around its perimeter: Westlake Island, the only residential island community in the Conejo Valley, with guard-gated access and private boat docks on every outer-ring home; Southshore, an open-access lakefront neighborhood on the south shore with boat dock access; Lakeshore, with two private community beaches and community boat slip allocation; and Northshore, a townhome community on the northern perimeter that offers lakeside proximity at a more accessible price point. Together these four communities represent the premium tier of the Westlake Village residential market, with pricing that reflects both the water access and the lifestyle of living on or adjacent to the lake.

Away from the lake, Three Springs is an established non-gated family neighborhood south of the lake with more than 300 homes and an active community association. Hidden Canyon is a gated enclave in a canyon setting within the city limits. At the northern edge, North Ranch provides the city’s luxury estate tier: a 24-hour guard-gated community built around the North Ranch Country Club, a 27-hole private golf course with tennis, pools, and year-round member programming.

The Westlake Village commercial district runs along Thousand Oaks Boulevard and Westlake Village Drive, with restaurants, shops, medical facilities, and professional services accessible without freeway travel. The 101 Freeway connects the city to the broader LA County and Ventura County markets, placing downtown Los Angeles approximately 35-45 minutes east. The Conejo Valley Unified School District serves the city and earns consistent high performance ratings; school quality is a primary draw for buyers comparing Westlake Village to other Conejo Valley markets.

The citywide median sale price for Westlake Village homes ranges significantly across the community types, from Northshore townhomes at the accessible end to Westlake Island lakefront and North Ranch estate properties at the premium end. Buyers should understand that Westlake Village is effectively multiple distinct sub-markets within a very small geographic footprint, and the specific community is the primary driver of pricing.
