Crescent Park, Green Gables, and the other established central Palo Alto neighborhoods provide the primary family residential character at only slightly more accessible price points. South Palo Alto, below Oregon Expressway, tends to attract the most accessible Palo Alto ownership at somewhat lower prices than the north.
$3.5M-$5M: Entry Palo Alto. The most accessible ownership in the city, typically condominiums, townhomes in South Palo Alto, or older properties requiring significant investment in the less-premium residential areas.
$5M-$8M: The primary Palo Alto range. Single-family homes in the established residential neighborhoods with the PAUSD school district and the university/startup ecosystem access.
$8M-$30M+: Premium Palo Alto. Old Palo Alto and Professorville’s most significant historic and contemporary estates, the largest lots, and the properties that represent the highest expression of Silicon Valley residential achievement.
