Where exactly is San Martin, and what surrounds it?

San Martin sits along the U.S. 101 corridor in the South Santa Clara Valley. Per U.S. Census geography, it is approximately 30 miles south of San Jose and about 6.8 miles north of Gilroy, roughly 15 miles inland from the Pacific coast. Elevation is 289 feet. The ZIP code is 95046. Morgan Hill is the immediate neighbor to the north and functions as the practical service hub: groceries, medical appointments, evening dining. It had a 2020 Census population of 45,483 and a 2023 American Community Survey median household income of $159,758. Gilroy to the south provides additional retail and the southern terminus of Caltrain. To the west, the Santa Cruz Mountains rise toward Uvas Canyon and the Croy Road corridor. To the east, the valley floor gives way to the Diablo Range. That compression is what keeps San Martin narrow and agricultural: the developable land is a band along the highway and rail line, and county policy has kept it that way. The climate is warmer and drier than coastal Santa Clara County. Summer maximum temperatures average around 90.2 degrees Fahrenheit, winter lows around 33.6 degrees, and average annual rainfall roughly 18.9 inches. Buyers relocating from San Francisco or the Peninsula should expect genuine summer heat and should evaluate cooling systems accordingly.

What kind of homes does San Martin actually have?

The dominant housing type is the detached single-family home on a large lot. Parcels run substantially larger than in the incorporated cities nearby, and a meaningful share of inventory is what the market calls horse property: fenced acreage, barns, arenas, and outbuildings. Vineyard parcels and small orchards also trade here. Construction vintage is mixed: mid-century ranch homes on original agricultural parcels, custom builds from the 1990s and 2000s, and occasional new construction on legacy lots. There is no meaningful tract subdivision inventory the way there is in Morgan Hill, because county land use policy has not permitted that pattern. Condominiums and attached townhomes are effectively absent. If you want attached product in South County, you are looking at Morgan Hill or Gilroy. Because inventory is thin and parcels are individually distinct, comparable sales analysis in San Martin is harder than in a tract neighborhood. Two properties a half mile apart can differ by well capacity, septic capacity, road frontage, flood zone, and permitted agricultural use. Those differences move value materially, so we do not price San Martin property off a per-square-foot average. We are deliberately not publishing a median sale price here. San Martin closes a small number of transactions in any given month, and a median drawn from a handful of sales swings wildly and misleads buyers. Ask us for a pull on comparable closed sales rather than relying on a portal estimate.

What areas and pockets make up San Martin?

San Martin is best understood as a set of corridors rather than named subdivisions. The community does not have the platted neighborhood structure that a city has, so locals orient by road. The Monterey Highway corridor is the spine. It runs parallel to U.S. 101 and the Union Pacific Coast Subdivision track and carries the small commercial cluster, the Caltrain station at 13400 Monterey Highway, and most civic anchors. Properties fronting Monterey Highway trade at a discount to interior parcels because of road and rail noise, and that discount is a real negotiating lever. West of the highway, the land rises toward the Santa Cruz Mountain foothills. This is where the larger view parcels and most of the vineyard acreage sit. Access roads narrow, so confirm emergency vehicle access, road maintenance agreements, and utility runs before committing. Shared road maintenance obligations are common in this band and are frequently under-disclosed in initial listing materials. East of the highway, the terrain flattens into the historic agricultural valley floor. Parcels here are often the most usable for equestrian and row-crop purposes, with better soil and simpler grading. The tradeoff is flood plain exposure along the Llagas Creek system and less topographic privacy. The airport district sits about a mile east of the community center. San Martin Airport, FAA identifier E16, occupies 179 acres and is owned and operated by the County of Santa Clara. Properties under or adjacent to the

What does the commute from San Martin look like?

Be realistic about this before you buy. San Martin is adjacent to U.S. 101, the only meaningful north-south freeway serving South County. Downtown San Jose is roughly 30 miles north. In weekday peak conditions that corridor is one of the more congested stretches in the Bay Area, and drive times expand substantially. Caltrain serves San Martin, but the service level is limited and buyers routinely overestimate it. The station opened on July 1, 1992 and has one side platform, one track, and 167 parking spaces. Service is South County Connector only, weekday peak hours only: four northbound trains to San Jose in the morning and four southbound trains to Gilroy in the evening. There is no midday, evening, or weekend service. Caltrain reported an average weekday ridership of 25 at San Martin in fiscal year 2025, down about 14 percent from the prior period. Treat the station as a marginal amenity, not a primary commute solution, unless your schedule aligns exactly with those eight trains. VTA bus service reaches the station via Route 68, Express Route 121, and Rapid Route 568, again at rural frequency. The honest summary: San Martin works well for households with at least one remote or flexible worker, for people employed in South County itself, and for buyers willing to trade commute time for land. It works poorly for a two-person household with two daily commutes to the Peninsula.

Which schools serve San Martin?

San Martin is served by the Morgan Hill Unified School District , which covers approximately 296 square miles of southern Santa Clara County. The school located in San Martin itself is San Martin/Gwinn Environmental Science Academy, a kindergarten through eighth grade focus academy within the district. For high school, students in the district typically attend Ann Sobrato High School or Live Oak High School, both in Morgan Hill, with Central High School operating as the alternative program. District middle schools include Lewis H. Britton Middle School and Martin Murphy Middle School. The Charter School of Morgan Hill is also part of the district's portfolio. Attendance boundaries in a district this geographically large are not intuitive, and they change. Verify the current assignment for a specific parcel directly with Morgan Hill Unified before you write an offer. Do not rely on a listing remark, a portal school tag, or this page.

What should buyers know about water, wells, and septic in San Martin?

This is the most important due diligence category in San Martin, and it is where unrepresented buyers get hurt. Much of San Martin operates on private wells and on-site septic rather than municipal water and sewer, which is normal for unincorporated county land. That changes the inspection scope. A well needs a yield test, a water quality panel, and a review of the well log. A septic system needs a functional inspection and a review of permitted capacity against the bedroom count you intend to have. If you plan to add a bedroom or an accessory dwelling unit, septic capacity can become the binding constraint on the entire project. There is also a documented regional groundwater issue. According to Valley Water, in 2003 an investigation directed by state water officials detected perchlorate in water wells in Morgan Hill, San Martin, and Gilroy. The contamination is associated with the Olin Corporation site, and the plume extends roughly ten miles. The Central Coast Regional Water Quality Control Board holds jurisdiction over the cleanup, and the State Water Resources Control Board's GeoTracker database is the authoritative source for current monitoring and remediation status. Practically: pull the GeoTracker record for the parcel's vicinity, test the well, and read the results yourself rather than accepting a summary. This is a knowable, testable condition. It is not a reason to avoid San Martin, and it is not a reason to skip the test.

What is the agricultural and wine character of San Martin?

San Martin sits inside the Santa Clara Valley AVA, established March 28, 1989 as the nation's 105th American Viticultural Area. The appellation covers approximately 352,000 acres across Santa Clara, San Benito, San Mateo, and Alameda counties, but only around 1,500 acres are actually planted to vineyard. It extends south from the San Francisco Bay to encompass Morgan Hill and Gilroy, and contains the Pacheco Pass and San Ysidro District sub-appellations. The historical depth is genuine. The Santa Clara Valley is the oldest wine region in Northern California, with vines first planted in 1777 by Franciscan missionaries at Mission Santa Clara de Asis. By the 1850s the county led California in vineyard acreage. More than 40 wineries operate in the region today, and the Santa Clara Valley Wine Trail was formed in 2014 to coordinate agritourism. Planted varieties include Cabernet Sauvignon, Chardonnay, Pinot Noir, Merlot, Syrah, Zinfandel, Riesling, Grenache, and Sangiovese. For a buyer, the practical question is whether you intend to operate an agricultural use or simply live next to one. Those are different purchases with different financing, tax, and permitting implications. If a parcel carries an agricultural preserve contract or a commercial vineyard operation, understand the tax treatment and transfer conditions before closing, not after.

What is there to do around San Martin?

The recreation profile is outdoor and regional rather than local and commercial. Uvas Canyon County Park, at 8515 Croy Road west of Morgan Hill, covers 1,147 acres and is operated by Santa Clara County Parks. It offers 7.2 miles of hiking trails including a one-mile Waterfall Loop, plus seven small waterfalls, five of them named and mapped: Basin Falls at roughly 20 feet, Black Rock Falls, Granuja Falls, Triple Falls at around 35 feet, and Upper Falls. The park opened in 1962. The streams are rain and spring fed, so waterfall season is winter and spring, not August. Anderson Lake and Chesbro Reservoir sit in the Morgan Hill vicinity and are managed by the Santa Clara Valley Water District for storage and recreation. El Toro, the prominent hill in Morgan Hill with a summit around 1,427 feet, is the local landmark and hike. San Martin Airport is itself a recreational asset for some buyers. It is a public, non-towered general aviation field with a single 3,100 foot asphalt runway designated 14/32, at 281 feet elevation. San Martin Aviation is the fixed base operator, providing 94UL avgas via self-service pumps and Jet-A via truck, plus airframe and powerplant maintenance. The County of Santa Clara unanimously approved renaming the field from South County Airport of Santa Clara County to San Martin Airport on January 28, 2014, and the Wings of History Air Museum operates adjacent. If you fly, a hangar minutes from your house is a legitimate reason to buy here.

What are the real trade-offs of buying in San Martin?

Name them plainly. Inventory is thin. A community of roughly 7,000 people across 11.6 square miles does not produce a deep listing pool. Buyers with a narrow specification should expect to wait, then move decisively. Infrastructure is your responsibility. Well, septic, private road, propane, and drainage are frequently owner-maintained. Budget for that in carrying cost, not just in the purchase. Financing can be more complex. Large-acreage parcels, agricultural income, and significant outbuilding value complicate appraisal and lender selection. Line up a lender who has closed rural Santa Clara County transactions before you go into contract. Resale depends on a narrower buyer pool. The buyer who wants three acres and a barn in South County is a specific person. That buyer pays a premium for the right property, but your exit is less liquid than a Morgan Hill tract home. You are trading commute time for land. Buyers who make peace with that are satisfied here for decades. Buyers who assume the drive will feel shorter than it does list again in three years.

How does being unincorporated change the purchase?

San Martin's services come from the county and from special districts rather than a city. Building permits, land use approvals, and code questions go to Santa Clara County's planning and development department. Representation for the community includes State Senator Dave Cortese in the 15th District, Assemblymember Robert Rivas in the 29th District, and United States Representative Zoe Lofgren in the 18th Congressional District. The practical consequence for a buyer is entitlement risk. If your purchase thesis depends on adding a second unit, subdividing, converting a barn, or running a commercial use, confirm feasibility with the county in writing before removing contingencies. County review timelines for rural parcels are not fast, and a verbal from a counter clerk is not an approval. We build that verification into the contingency period.

Is San Martin a city?

No. San Martin is an unincorporated community and census-designated place in Santa Clara County. It has no municipal government. County government administers land use, permitting, and most services.

How big is San Martin?

The 2020 Census recorded 7,008 residents across approximately 11.6 square miles, with a population density near 604 people per square mile and a median age of 43.2 years. The 2023 American Community Survey put median household income at $156,292.

Does San Martin have Caltrain service?

Yes, but it is limited. The San Martin station opened July 1, 1992 and is served only by South County Connector trains during weekday peak hours: four northbound to San Jose in the morning and four southbound to Gilroy in the evening. There is no midday, weekend, or holiday service. The station has 167 parking spaces.

Are homes in San Martin on wells and septic?

Many are, which is typical for unincorporated county land. Water and sewer service varies parcel to parcel, so confirm the specific configuration for any property you are considering and budget for well yield testing, water quality testing, and a septic inspection.

What is the perchlorate issue I keep reading about?

Per Valley Water, perchlorate was detected in water wells in Morgan Hill, San Martin, and Gilroy in 2003. The plume associated with the Olin Corporation site extends about ten miles, and the Central Coast Regional Water Quality Control Board oversees cleanup. Current status is published on the State Water Resources Control Board's GeoTracker site. Test the well and read the record for the specific parcel.

Which school district serves San Martin?

Morgan Hill Unified School District, which covers roughly 296 square miles of southern Santa Clara County. San Martin/Gwinn Environmental Science Academy is the K-8 school located in San Martin. High school students typically attend Ann Sobrato High School or Live Oak High School in Morgan Hill. Verify current boundaries with the district for any specific address.

Can I keep horses in San Martin?

Equestrian property is a core part of the San Martin market, but permitted animal counts and structures are governed by county zoning and by the specific parcel's designation and acreage. Confirm the zoning designation and any applicable conditions before you assume a use is allowed.

Are there condominiums or townhomes in San Martin?

Attached housing is effectively absent from San Martin. Buyers who want condominium or townhome product in South County should look at Morgan Hill or Gilroy, where that inventory exists.

How does The Knight Group work in the San Martin market?

We work San Martin as a land purchase with a house on it, because that is usually what it is. Before you tour, we pull the parcel record, the zoning designation, the flood mapping, and the GeoTracker vicinity record. Before you write, we confirm well and septic status, road maintenance obligations, and whether your intended use is permitted. Before you remove contingencies, we get the county's position in writing on anything your plan depends on. On the sell side the work is the reverse. Rural parcels get underpriced when the listing agent markets the house and ignores the land, the outbuildings, and the permitted uses. We document what the parcel can do and price to the buyer who wants that capability, rather than defaulting to a per-square-foot comparison against Morgan Hill tract homes. The Knight Group covers South Santa Clara County alongside our broader California footprint, and we are direct about fit. If San Martin is not the right answer for your commute, budget, or timeline, we will say so and point you at Morgan Hill, Gilroy, or elsewhere. Review the listings below, then reach out and we will build a parcel-level analysis on anything that looks like a candidate.

How much do San Martin CA Homes cost right now?

San Martin CA Homes currently show 10 active listings priced from $900,000 to $3,499,000, with a median asking price of $1,420,000 (CRMLS, August 2026). Active listings: 10 for San Martin CA Homes as of August 2026. Asking prices run from $900,000 to $3,499,000, with a median of $1,420,000. Homes range from 1,320 to 4,240 square feet. Median asking price per square foot: $759. Bedroom counts range from 2 to 4. Year built ranges from 1940 to 2001. Figures reflect all 10 active listings in CRMLS as of August 2026 and change as inventory turns over.

Where are San Martin CA Homes located and what kind of properties are they?

San Martin CA Homes sit mostly on acreage rather than inside subdivisions, because San Martin is an unincorporated community rather than an incorporated city. County government, not a city hall, handles land use, permits, and code enforcement for property throughout San Martin. Morgan Hill sits immediately north and functions as the practical service hub for groceries, medical appointments, and evening dining. Gilroy lies to the south and adds retail options plus the southern terminus of the Caltrain commuter rail line. San Martin CA Homes are almost entirely detached single-family houses on large lots, with condominiums and attached townhomes effectively absent. Fenced horse property with barns and arenas makes up a meaningful share of inventory, alongside vineyard parcels and small orchards. Construction vintage runs from mid-century ranch houses on original agricultural parcels to custom builds and occasional new construction on legacy lots. Tract subdivision inventory does not exist here the way it does in Morgan Hill, because county land use policy never permitted that pattern. Well capacity, septic capacity, road frontage, flood zone along Llagas Creek, and permitted agricultural use vary sharply from parcel to parcel. Monterey Highway noise and the San Martin Airport traffic pattern affect some parcels and not others, so position within San Martin matters. The Santa Cruz Mountains rise to the west toward Uvas Canyon and the Croy Road corridor, while the Diablo Range fr
