What are the Los Angeles ZIP codes covered here?

These are the postal ZIP codes The Knight Group works in across Los Angeles County. A ZIP code is a US Postal Service delivery boundary. It is not a city boundary, a school attendance boundary, or a tax boundary. A single ZIP can straddle a city and an unincorporated county pocket, and a single city can hold six ZIPs with very different housing stock.

They fall into three geographies: the western San Gabriel Valley and Pasadena foothills, the southern and western San Fernando Valley, and the Santa Monica Bay coast. Each carries a different price tier, school district, commute profile, and risk exposure. Buying by ZIP is a useful first filter and a poor final answer.

Why does a ZIP code matter when you are buying in Los Angeles?

Because the ZIP is often the only line that stays fixed while everything else moves. Neighborhood names here are informal and contested. Valley Village separated its identity from North Hollywood through advocacy that began in 1985 and ended when the city installed markers in 1991. Valley Glen became an official Los Angeles neighborhood in June 1998 after a petition carved it out of Van Nuys and North Hollywood. The ZIPs never moved. The names did.

Search by neighborhood and you get a boundary a listing agent may draw generously. Search by ZIP and you get a fixed polygon, which is what an appraiser pulls at underwriting. The trade-off is that a ZIP is indifferent to quality: it can hold a hillside estate street and a busy arterial four blocks apart.

Which ZIP codes cover the San Gabriel Valley and Pasadena foothills?

Alhambra sits about eight miles east of downtown, served by Interstate 10 and the terminus of Interstate 710 at Valley Boulevard. Its ZIPs are 91801 and 91803, nearly all inside Alhambra Unified, which runs nine K-8 schools and five high schools. San Gabriel, next door, is anchored by Mission San Gabriel Arcángel, founded 1771 as the fourth of the twenty-one California missions. Its ZIPs are 91775 and 91776. Schooling there is fragmented: San Gabriel Unified covers most of the city, but Garvey, Alhambra Unified, Rosemead Elementary, and El Monte Union all serve sections of it.

North sits San Marino at 91108, 3.77 square miles zoned by minimum lot size, the smallest around 4,500 square feet and many averaging over 30,000. San Marino Unified was ranked California’s top unified district for eighteen consecutive years through 2018, and the Huntington Library sits here on 120 acres of gardens. Expect strict design review on any remodel. South Pasadena at 91030 has its own unified district and a Metro A Line station at Mission and Meridian. It fought the 710 extension for decades: the MTA board withdrew support for the tunnel in May 2017, and in 2024 the state deleted the uncompleted portion from its highway plans.

Pasadena carries six ZIPs: 91101, 91103, 91104, 91105, 91106, and 91107, all inside Pasadena Unified. Caltech and the Jet Propulsion Laboratory are the largest employers, with JPL at 5,029 people per 2024 data. This is where the American Arts and Crafts movement produced its best residential work, including the Gamble House and the Bungalow Heaven district, roughly 800 Craftsman homes built between 1900 and 1930.

91001 covers Altadena, an unincorporated county area with 42,846 residents at the 2020 census, served by Pasadena Unified and bordering the Angeles National Forest. It absorbed the worst of the Eaton Fire, covered below. La Cañada Flintridge at 91011 sits in the Crescenta Valley between the San Gabriel Mountains and the San Rafael Hills. JPL occupies its eastern end, and La Cañada Unified earned the state’s second highest Academic Performance Index score in 2010.

Arcadia covers 91006 and 91007, about 13 miles northeast of downtown, with Arcadia Unified running six elementaries, three middle schools, and Arcadia High. Santa Anita Park opened in December 1934 and the Metro A Line station in 2016. Bradbury at 91008 is roughly 2.0 square miles with 921 residents as of 2020, holding Bradbury Estates on five-acre minimum lots and Woodlyn Lane on two-acre minimums. It shares its ZIP with Duarte, and both are served by Duarte Unified. Duarte is 91010, home to City of Hope National Medical Center and served by the Metro A Line since 2016. These two sit at the value end of this block with rail access, an underrated combination.

Which ZIP codes cover the San Fernando Valley?

The Valley spans roughly 260 square miles with about 1.8 million people, bounded by the San Gabriel Mountains northeast and the Santa Monica Mountains south. Every ZIP in this section is inside the City of Los Angeles, which means LAUSD, city permitting, and Measure ULA on the sell side.

91601 covers North Hollywood and the NoHo Arts District. Its station is the northern terminus of the Metro B Line, with the G Line busway terminus across the street: the strongest transit node in the Valley. 91602 is Toluca Lake, 1.22 square miles bounded by Universal City, Studio City, North Hollywood, and Burbank. Its six-acre private lake is closed to the public and managed by an owners association formed in 1934.

91604 covers Studio City, split between hillside and flats. The lot Mack Sennett established in 1927 still operates as Radford Studio Center. 91607 is Valley Village, described by the Los Angeles Times in 2006 as mostly single-story Spanish and ranch homes around 1,700 square feet. 91605 and 91606 cover the northern and eastern reaches of North Hollywood and the Valley Glen area, recognized by the Postal Service in 2008. Both run closer to industrial and commercial corridors than their southern neighbors, and pricing reflects that.

Sherman Oaks holds 91403 and 91423, bounded by Studio City, Van Nuys, and Encino and reaching into the Santa Monica Mountains. The 101 and 405 interchange sits at the western edge: convenience and noise in one package, depending on the block. Encino occupies 91316 and 91436 on the north slope of the Santa Monica Mountains, holding Los Encinos State Historic Park and the Sepulveda Basin Recreation Area. Broadly, 91436 sits south of Ventura Boulevard in the hills and 91316 covers more of the flats, which drives most of the price gap between them.

91356 covers Tarzana, named for Edgar Rice Burroughs’s character after the author bought the land in 1919. It runs from Topanga State Park north to Reseda and holds Providence Tarzana Medical Center. 91335 is Reseda, built out largely in the mid to late 1940s as agriculture converted to tract housing. It has a Metro G Line station, and since March 2024 Reseda Boulevard has carried the longest run of protected bike lanes in Southern California.

Woodland Hills covers 91364 and 91367 in the southwest Valley against the Santa Monica Mountains, adjacent to Tarzana, Canoga Park, Calabasas, and Hidden Hills. Warner Center is the business district and El Camino Real and Taft the high schools. One factor buyers underweight: on September 6, 2020 Woodland Hills recorded 121 degrees Fahrenheit at Pierce College, the highest temperature ever recorded in Los Angeles County. Cooling load belongs in your carrying-cost math.

At the northwest corner, 91326 covers Porter Ranch, begun as a tract around 1960 and expanded heavily through the 1990s and 2000s, sitting at 1,280 feet against the Santa Susana Mountains on State Route 118. Buyers should know the history: in October 2015 Southern California Gas found a major leak at the Aliso Canyon storage facility about a mile north of homes, displacing thousands of families before it was plugged on February 18, 2016. Neighboring 91344 covers Granada Hills. Its stock skews mid-century modern and includes the Balboa Highlands tract built by Joseph Eichler, and O’Melveny Park, at 672 acres, is the second-largest in the city.

Which ZIP codes sit on the coast?

Six of these ZIPs are on Santa Monica Bay and operate under different rules. Santa Monica is its own city, with a three-mile coastline and high bluffs separating the northern neighborhoods from the beach. Schools run through Santa Monica-Malibu Unified, and the Metro E Line terminates here, the only rail line to the beach.

90401 covers the downtown core, including the Third Street Promenade between Wilshire and Broadway and the Santa Monica Pier, built in 1909. 90402 covers the residential section above Montana Avenue toward the Pacific Palisades line. 90403 sits between Wilshire and Montana with a heavier condominium and multifamily mix. 90404 covers the mid-city section inland, and 90405 the southern end toward Venice.

South of Santa Monica, 90293 covers Playa del Rey, a seaside neighborhood inside the City of Los Angeles bordered by the Pacific west, Marina del Rey and Ballona Creek north, the Ballona Wetlands and Playa Vista northeast, Westchester east, and LAX and El Segundo south. It sits on ancient dunes rising roughly 125 feet above sea level and is considered part of Silicon Beach. State the trade-off plainly: the neighborhood lies immediately north of LAX, and airport noise and air quality are documented concerns. Tour at several times of day before deciding whether that bothers you.

How do school district boundaries change across these ZIP codes?

Constantly, and not along ZIP lines. Every San Fernando Valley ZIP here is inside Los Angeles Unified, with charter and magnet options on top, and the Santa Monica ZIPs are Santa Monica-Malibu Unified. The San Gabriel Valley block fragments: Pasadena Unified covers Pasadena and Altadena, South Pasadena Unified only South Pasadena, San Marino Unified only San Marino, La Cañada Unified only La Cañada Flintridge, Arcadia Unified only Arcadia, and Duarte Unified both Duarte and Bradbury. San Gabriel is the extreme case, with five districts inside one small city. Never assume the district from the mailing address: pull the assignment from the district’s own lookup before you write an offer.

What does Measure ULA mean if I am selling in one of these ZIP codes?

It applies only inside the City of Los Angeles, and that line runs through this list. Measure ULA took effect April 1, 2023 and adds a transfer tax on sales within city limits: 4 percent between $5 million and $10 million, 5.5 percent above $10 million. Thresholds adjust annually for inflation, and as of July 2025 stood at $5.3 million and $10.6 million.

All sixteen San Fernando Valley ZIPs here are inside the city, plus Playa del Rey at 90293. Santa Monica, Pasadena, South Pasadena, San Marino, Alhambra, San Gabriel, Arcadia, Bradbury, Duarte, and La Cañada Flintridge are separate cities, and Altadena is unincorporated. None levy ULA.

The measure changed seller behavior at the top of the market. Researchers found the likelihood of a property selling above its threshold fell by as much as 50 percent, and a RAND study found high-value sales declined roughly 50 percent over the tax’s first two years. If your Encino, Studio City, Toluca Lake, or Woodland Hills property will price near a threshold, model the tax before you set the list price.

How does wildfire risk vary across these ZIP codes?

Enormously, and the foothill ZIPs carry the exposure. The Eaton Fire began January 7, 2025 in Eaton Canyon and burned 24 days before full containment on January 31. It burned 14,021 acres, destroyed 9,418 structures with 1,071 more damaged as of January 21 counts, and caused 19 confirmed deaths. Altadena, Pasadena, Sierra Madre, and La Cañada Flintridge were hit hardest, with Altadena taking the worst of it.

For a buyer in 91001, the northern Pasadena ZIPs, or 91011, that is concrete. La Cañada Flintridge is classified a very high fire hazard severity zone. Insurance availability and pricing is now a live underwriting question, not a formality. Get a written quote before your contingency expires. Rebuild parcels, permit status, and utility restoration vary block to block in Altadena, and a lot that looks like a clean development site may carry conditions you cannot see from the street.

The Valley foothill ZIPs, 91326 and 91344 against the Santa Susanas plus the hillside portions of Woodland Hills, Tarzana, Encino, and Studio City, also sit in mapped hazard areas. The flats and the coast generally do not.

What should I know about rent control before buying an investment property here?

Three layers stack. Costa-Hawkins, passed in 1995, bars cities from applying rent control to single-family dwellings, condominiums, and new apartments; where a city had a pre-existing ordinance the cutoff is backdated, and in Los Angeles that date is October 1978. Second, AB 1482, the Tenant Protection Act of 2019, caps annual increases statewide at 5 percent plus regional inflation, exempts buildings under 15 years old and most non-corporate single-family homes, and requires just cause for eviction. Third, local ordinances: both Los Angeles and Santa Monica maintain their own.

The practical read: a duplex or fourplex built before October 1978 in any Valley ZIP here or in Playa del Rey is likely subject to the Los Angeles Rent Stabilization Ordinance. A pre-1979 apartment building in Santa Monica falls under that city’s ordinance, and a 2015 Woodland Hills condominium falls under neither. Do not price a value-add deal assuming you can reset rents to market.

How do commute and transit access differ across these areas?

Rail sorts them cleanest. The Metro A Line serves South Pasadena, Pasadena, Arcadia, and Duarte, with the Arcadia and Duarte/City of Hope stations both opening in 2016. The Metro B Line terminates at North Hollywood, where the G Line busway also terminates, and it serves Universal City/Studio City. The Metro E Line terminates in Santa Monica, and Reseda has a G Line station. Everything else is car-dependent. By freeway, the eastern block runs on the 210, the 134, the 110, and the 10; the Valley on the 101, the 405, the 118, and the 170.

The honest framing: Woodland Hills or Porter Ranch buys more house and a longer drive. North Hollywood or South Pasadena buys a rail commute and less square footage per dollar. Santa Monica buys Westside proximity at the highest price per square foot here. No ZIP gives you all three.

What are the trade-offs between the foothills, the Valley, and the coast?

The foothills give you the strongest school districts, the largest lots, and the most architecturally significant housing, particularly in Pasadena, San Marino, and La Cañada Flintridge. They also give you the highest wildfire exposure and the slowest design review in the region.

The Valley gives you the best dollar per square foot on single-family housing and a transit anchor in North Hollywood, along with materially worse summer heat and Measure ULA above the thresholds. The coast gives you climate, walkability in Santa Monica’s core, and the deepest demand pool, plus the highest entry price and a rent-controlled multifamily stock that constrains investor plays. Name your constraint first. The ZIP follows from it, not the reverse.

Frequently asked questions about buying by ZIP code in Los Angeles

Does a ZIP code always match a city?

No. ZIP codes are delivery boundaries and routinely cross city lines and unincorporated county areas. Altadena at 91001 is unincorporated Los Angeles County, not a city. Confirm jurisdiction from the assessor record, not the mailing address: it determines permitting, transfer tax, and local ordinances.

Which of these ZIP codes are subject to Measure ULA?

Only those inside the City of Los Angeles: the sixteen San Fernando Valley ZIPs on this page plus Playa del Rey at 90293. The San Gabriel Valley cities, Santa Monica, and unincorporated Altadena are separate jurisdictions and do not levy ULA.

Can I still get homeowners insurance in the Eaton Fire footprint?

It depends on the carrier, the parcel, and the condition of the structure, and it is not something to assume. Order a written quote during your inspection contingency. In very high fire hazard severity zones, expect quoting to take longer and price higher.

Why do two ZIP codes in the same city price so differently?

Usually topography and a major road. In Encino, 91436 sits largely south of Ventura Boulevard in the hills while 91316 covers more of the flats, and Sherman Oaks splits similarly between 91403 and 91423. Lot size, view, and street noise account for most of the gap, not the postal code.

Is a pre-1978 duplex in the Valley always rent controlled?

Not automatically, but often. The Los Angeles Rent Stabilization Ordinance generally reaches multifamily buildings with a certificate of occupancy issued before October 1978, and Costa-Hawkins exempts single-family homes and condominiums regardless of age. Verify registration and rent history with the Los Angeles Housing Department before you underwrite.
