Stanford Real Estate: University Campus Housing and Faculty Community

Stanford is a Census-Designated Place rather than an incorporated city, the residential and educational community on the Stanford University campus grounds in the unincorporated area of Santa Clara County between Palo Alto and Menlo Park. The residential population of approximately 13,000 residents includes Stanford University faculty and staff who reside in the university-owned housing on the campus lands, graduate students in the university’s residential communities, and the limited non-university residential development on the private parcels at the campus periphery. Stanford University’s land grant from Leland Stanford, consisting of approximately 8,180 acres of land that the university has maintained as a largely undeveloped campus and research park, makes Stanford one of the largest single private landholdings in any urban area of the United States and creates the protected open space and academic environment that the community is built around.

The Palo Alto Unified School District serves Stanford community students for K-12 education through the same schools that serve Palo Alto proper — the Escondido Elementary, Jordan Middle School, and Palo Alto High School or Gunn High School — providing the PAUSD’s top-tier academic environment to Stanford resident children. Stanford University’s on-campus academic resources, libraries, museums, and cultural facilities are accessible to campus residents in ways that off-campus residents experience only as visitors, creating the unique intellectual environment that campus-adjacent residential positions provide.

The residential market at Stanford is highly unusual relative to every other Santa Clara County community: the university controls most of the land within the Stanford CDP, and the residential units on university land are typically available only to faculty and affiliated personnel through the university’s housing program. The limited private ownership opportunities that do exist in the Stanford area tend to be at the periphery of the campus and represent some of the most premium residential access in the Bay Area given the PAUSD school district and the proximity to the university campus and Sand Hill Road.
