Burbank condos are attached, common-interest homes inside an independent city of roughly 17.35 square miles in the southeastern San Fernando Valley, about seven miles northwest of downtown Los Angeles. Burbank is bordered by Glendale to the east, North Hollywood and Toluca Lake to the west, Griffith Park to the south, and the Verdugo Mountains to the north. It incorporated on July 8, 1911 as the first independent city in the San Fernando Valley, and it writes its own zoning, runs its own police and fire departments, and operates its own school district. That independence is the most important thing to understand about buying here.

The value proposition is straightforward. You are buying a lower entry point into a city where an estimated 164,000 people work, where Warner Bros. Entertainment, The Walt Disney Company, Nickelodeon Animation Studio, The Burbank Studios, Cartoon Network Studios and The CW all operate, and where a commuter rail station sits inside the downtown core. A condo here trades square footage and land for proximity to payroll.

Where exactly is Burbank, and what does that put you next to?

Burbank occupies the corner of the San Fernando Valley where the Valley floor meets the Verdugo Mountains. Elevations run from roughly 500 feet on the flats to about 800 feet near the mountains, which is why the northern neighborhoods feel materially different from the southern ones. The Verdugos top out at Verdugo Peak at 3,126 feet and hold more than 25 miles of graded fire roads used by hikers and mountain bikers.

Griffith Park forms the southern boundary, with Universal City to the southwest. A detached section of Griffith Park across the Los Angeles River holds the Los Angeles Equestrian Center on Riverside Drive. Its Equidome, built in 1982, is a 3,500-seat indoor arena with 45,000 square feet of floor space, and it hosts Equestfest, run by the Pasadena Tournament of Roses to showcase Rose Parade horses.

The practical read: Burbank is small enough that no address is far from anything, but the north-to-south gradient is real. A hillside condo near the Verdugos and a condo two blocks from a studio gate are different products with different buyer pools, different insurance math, and different resale stories.

Which Burbank condo neighborhoods should you actually look at?

Burbank is compact, so the neighborhood distinctions matter more than the mileage between them. Six areas carry the bulk of the condo inventory, and each one solves a different problem.

The Rancho District is the equestrian side of Burbank, the pocket nearest the Los Angeles Equestrian Center and the Griffith Park trail system across the river. It is the part of the city where horse infrastructure is woven into the residential street grid, and condo product there is scarce and tightly held. Buyers come for trail access and low-rise scale, not the shortest commute.

Immediately adjacent, Parkside Equestrian Estates is a named community on the same equestrian side of the city. Questions to answer early: whether the association permits or restricts animal keeping, how it handles parking for trailers and oversized vehicles, and what the governing documents say about occupancy. Those answers vary by association and should never be assumed from the name.

Cabrini Villas is one of the Burbank communities buyers most often ask for by name. It is a large planned condominium development rather than a scattering of individual buildings, which means it carries the scale, shared amenity load, and reserve obligations of a small neighborhood. Large associations cut the per-unit cost of shared systems, or become a liability if reserves have been underfunded across hundreds of doors at once. Read the reserve study, not the brochure.

Burbank Hills is the elevated northern edge, where the city runs up against the Verdugo Mountains. You get grade, views, and quiet. You also inherit hillside considerations flat-lot buyers never think about: slope drainage, retaining wall maintenance inside the common area, access road width, and wildfire exposure. The Verdugos have burned before, including the 1955 La Tuna Canyon Fire, which consumed roughly 4,500 acres across almost the entire western portion of the range. That is not a reason to avoid the hills. It is a reason to price insurance before you remove contingencies.

Chandler Park sits along the Chandler corridor, the east-west spine carrying the Chandler Bikeway. The bikeway is a 2.8-mile rail trail on the former Southern Pacific Burbank Branch right of way, abandoned in the 1980s and opened as a path in 2004. It runs from Mariposa Street in Burbank to Vineland Avenue in North Hollywood with separate bicycle and pedestrian lanes, and its western end connects to the North Hollywood station serving the Metro B Line and G Line. If you want a car-optional Burbank, this corridor is where to start.

The Media District runs along Burbank’s southern edge and holds the studio campuses: Warner Bros., Disney, and Sony Pictures Home Entertainment among them. The city imposed growth restrictions here in the early 1990s, which kept the residential fabric from being overwhelmed by commercial expansion. This is the shortest-commute address in the city for anyone working a lot, and the district where walk-to-work is a literal claim rather than a marketing one.

What does the studio economy mean for a condo owner here?

It means resale and rental demand are tied to production volume. Burbank is called the Media Capital of the World for a reason: that concentration of studio headquarters in a city of 107,337 residents as of the 2020 census is unusual anywhere. The Warner Bros. Ranch is slated to host the International Broadcast Center for the 2028 Olympics, a concrete signal about the district’s continued operational role.

The honest trade-off is cyclicality. Entertainment employment moves with production spending, labor agreements, and tax-credit competition from other states, and a Burbank condo whose entire thesis rests on studio proximity carries that exposure. The mitigation is a local economy with other legs, and Burbank has them. Lockheed opened a Burbank facility in 1928 and employed up to 98,000 workers during World War II, running the Skunk Works division that produced the U-2 and the SR-71 Blackbird. That land became the Empire Center, a $250 million mixed-use development themed around aviation.

How good is the commute from a Burbank condo?

Better than most of Los Angeles County, and that is the core argument for buying here. Interstate 5, State Route 134, and State Route 170 all serve the city, giving you three freeway options instead of one chokepoint.

The Downtown Burbank Metrolink station at 201 North Front Street serves both the Antelope Valley Line, which runs to Lancaster, and the Ventura County Line, which runs to East Ventura. Both terminate at Los Angeles Union Station. Riders also have access to four Amtrak Pacific Surfliner trains daily, two in each direction, through a codeshare arrangement. The station opened on October 26, 1992 and offers 458 parking spaces plus secured bicycle parking, served by Metro bus routes 92, 96, 154, 155, 164, 165 and 294, along with Burbank Bus, Glendale Beeline, and Santa Clarita Transit.

Air travel is the underrated piece. Hollywood Burbank Airport, still legally named Bob Hope Airport after its 2017 rebrand, sits three miles northwest of downtown Burbank and handled 6,550,281 passengers in 2024, with Southwest Airlines holding 56.5% of the market. A replacement 355,000-square-foot, 14-gate terminal broke ground in January 2024 at an estimated $1.2 billion, expected to open October 13, 2026. Two rail stations serve it, Burbank Airport-North and Burbank Airport-South. For anyone who flies weekly, that proximity compounds into real hours per year.

One caveat: a 1973 Supreme Court decision struck down Burbank’s attempted 11 p.m. to 7 a.m. flight curfew on federal preemption grounds. Aircraft noise is a genuine variable under the approach and departure paths. Visit a candidate unit in the evening before you commit.

What should you know about HOAs before you buy a Burbank condo?

California condominium associations are governed by the Davis-Stirling Common Interest Development Act, enacted in September 1985 and codified at California Civil Code section 4000 and following, then reorganized by Assembly Bill 805 effective January 1, 2014. It controls governance, assessments, finances, maintenance obligations, dispute resolution, and construction-defect procedures. California appellate courts have described HOAs operating under it as functioning almost as a second municipal government.

The consequence for a buyer is that the association’s documents matter as much as the unit. Read the reserve study, the last two years of minutes, the current budget, the litigation disclosure, and any special-assessment history. A unit priced well below its comparables is often a unit inside an association about to levy an assessment larger than the discount.

One item deserves specific attention given Burbank’s building stock. SB 326 requires California associations to inspect exterior elevated elements: load-bearing components of decks, balconies, stairways and walkways more than six feet above ground, plus their waterproofing. The first visual inspection was due by January 1, 2025, with re-inspection every nine years after. For buildings permitted after January 1, 2020, inspection is due within six years of the certificate of occupancy. A licensed structural engineer or architect must inspect a random and statistically significant sample and report on condition, remaining useful life, and repair recommendations. Ask for the SB 326 report by name. If the association cannot produce one, that is a finding, not a formality.

What are the schools like for Burbank condo buyers?

Burbank Unified School District serves the city from 1900 West Olive Avenue. It was established in 1908, when Burbank High School opened as the district’s first high school and let Burbank withdraw from the Glendale High School district. The district operates three high schools including one continuation school, three middle schools, eleven elementary schools, and four additional schools. The two comprehensive high schools are Burbank High School and John Burroughs High School, with Monterey High School as the continuation program.

The relevant point for condo buyers: Burbank Unified is a single self-contained district covering an entire independent city, not a slice of a much larger system. That produces a more uniform assignment picture than most San Fernando Valley addresses. Confirm current attendance boundaries with the district before you buy on a school assumption.

What risks should you underwrite before writing an offer?

Three categories, in order of how often they surprise buyers.

Association financial health. Underfunded reserves are the most common source of post-close regret in California condo purchases, and they are fully knowable in advance from documents the seller must provide.

Fire and hillside exposure. The Verdugo Mountains form the northern and eastern boundary and have a documented fire history. Burbank’s climate is hot-summer Mediterranean, with average annual precipitation slightly over 17 inches and high year-to-year variability, and record highs of 114 degrees on July 6, 2018, September 6, 2020, and September 5 and 6, 2024. For any condo on the elevated northern side, confirm the current state fire hazard severity zone designation for the parcel, review the association master policy, and get a personal HO-6 quote before your contingency period closes.

Rental regulation. Burbank voters rejected Measure RC in 2021, a local initiative that would have capped annual rent increases at 7%, by 36% to 64%. That does not mean rental units here are unregulated. California’s statewide framework and any subsequent local ordinances still apply. A ballot outcome from a prior year is not a compliance plan.

One item that does not apply here is worth stating plainly, because it surfaces in every Los Angeles conversation. Measure ULA, the transfer tax on high-value sales, applies to property within the City of Los Angeles. Burbank is a separate incorporated municipality. Confirm its transfer and documentary fees with escrow rather than assuming either city’s rules apply by default.

How does Burbank compare to the condo markets around it?

Burbank competes directly with Glendale to the east, North Hollywood and Toluca Lake to the west, and Universal City to the southwest. Downtown Burbank runs from Verdugo to Cypress avenues on the west side of San Fernando Boulevard and anchors on the Burbank Town Center shopping mall, itself a frequent filming location. Smoking has been prohibited downtown and on the Chandler Bikeway since 2007, and Burbank Boulevard received a multimillion-dollar streetscape rebuild beginning in 2007.

Magnolia Park, developed between 1945 and 1950 as postwar housing tracts, is the other commercial spine. Between downtown, Magnolia Park, and the Empire Center, a condo owner has three distinct retail environments inside 17.35 square miles. That is what buyers mean by walkable here.

Does Burbank make sense for an investor?

It can, with clear eyes. The demand case is strong: 164,000 estimated jobs inside city limits against 107,337 residents means Burbank imports workers daily, and imported workers are a rental pipeline. The costs to model honestly are HOA dues, which rise with reserve needs and insurance renewals; special assessments, which are unpredictable and can be large; and rental compliance requirements, which change. Model dues escalating, not flat.
