Menlo Park Real Estate: Sand Hill Road, Meta’s HQ, and the Investment Capital of the World

Menlo Park is where the money is — literally. Sand Hill Road, the stretch of road connecting Interstate 280 to the Stanford University campus through the hills above Menlo Park and Palo Alto, hosts more venture capital assets under management per linear mile than any road on earth. Andreessen Horowitz, Sequoia Capital, Kleiner Perkins, Benchmark, and dozens of other firms that have funded the most consequential technology companies of the past half century maintain offices along this single corridor, creating the financial infrastructure that has made Silicon Valley the world’s dominant technology innovation engine. Meta Platforms (Facebook) maintains its global headquarters in Menlo Park, employing tens of thousands in the city and the surrounding area. The Stanford Research Park, within the city’s boundaries, provides additional technology and research employment that supplements the Sand Hill Road and Meta campus employment base.

Menlo Park’s residential character is defined by the contrast between its eastern and western communities. The Belle Haven neighborhood, adjacent to the Bayfront and historically one of the Bay Area’s most under-resourced communities, has been significantly affected by the Meta campus expansion and the rising housing costs throughout the city. The established residential neighborhoods west of El Camino Real — Allied Arts, Menlo Heights, Sharon Heights, The Willows, and the streets adjacent to the Menlo Park business district on Santa Cruz Avenue — provide the most desirable family residential environments, with the mature trees, the pedestrian-friendly residential streets, and the proximity to Menlo Park’s excellent downtown retail and dining district.

The Menlo Park City Elementary School District serves K-8 students, with Encinal Elementary and Oak Knoll Elementary among the most desirable elementary assignments. The Sequoia Union High School District provides secondary education, with Menlo-Atherton High School serving students from this attendance area. The Las Lomitas Elementary School District (K-8) serves the western, hillside-adjacent portions of Menlo Park, with secondary students attending Woodside High School.

Market Position

$2.5M–$4M: Entry Menlo Park. Condominiums, townhomes, and older homes in the eastern portions and the more accessible residential areas, providing the Menlo Park address and Sand Hill Road adjacency.

$4M–$7M: The primary Menlo Park range. Single-family homes in the Allied Arts, Sharon Heights, and central Menlo Park residential neighborhoods with the full Peninsula lifestyle access.

$7M–$20M+: Premium Menlo Park. The most significant homes in the Menlo Heights and estate areas, the properties closest to the Stanford campus and the Sand Hill Road corridor, and the architectural statements that Sand Hill Road’s venture capital community has built.
