South San Francisco Real Estate: The Industrial City Transformed by Biotech

South San Francisco carries the sign on Sign Hill that made it famous throughout the Bay Area: the giant white letters spelling “SOUTH SAN FRANCISCO THE INDUSTRIAL CITY” that the South San Francisco Chamber of Commerce placed on the hillside in 1923 still stand, but the city they represent has been transformed. The founding of Genentech in 1976 on a former warehouse site in South San Francisco — where the company made the first recombinant DNA drug approved by the FDA, ushering in the modern biotechnology industry — and the subsequent growth of the biotech cluster along the Bayfront and East Grand Avenue corridor has turned South San Francisco from a working-class industrial suburb into the global capital of the biotechnology industry. Roche, Pfizer, Bayer, and dozens of major pharmaceutical and biotechnology companies maintain research and development operations in South San Francisco, creating the most concentrated biotech employment cluster in the world and the employment base that has driven the city’s residential market transformation.

The residential market in South San Francisco reflects both the city’s industrial heritage and its biotech transformation. The hillside neighborhoods — Serra Highlands, Westborough, Sunshine Gardens — provide the family residential character on the slopes of Sign Hill and the western portions of the city. The downtown area along Grand Avenue, the original commercial corridor of the industrial era city, has been the subject of significant mixed-use redevelopment investment as the city has worked to create the more walkable, mixed-use downtown character that the biotech workforce seeks. The Caltrain station at South San Francisco provides the transit connectivity to San Francisco (15 minutes) and the Peninsula that positions the city as an accessible commute community.

The South San Francisco Unified School District serves K-12 students throughout the city. South San Francisco High School and El Camino High School are the primary secondary campuses. The district reflects the city’s diverse demographic, with a significant working-class and immigrant-family population alongside the newer biotech-industry professional families.

$1M–$1.7M: Entry South San Francisco. The most accessible residential ownership in San Mateo County, providing the biotech corridor employment access and the Caltrain connectivity at the entry tier.

$1.7M–$2.8M: The primary South San Francisco range. Updated single-family homes in the hillside residential neighborhoods with the Sign Hill character and the Bay views.

$2.8M–$5M+: Premium South San Francisco. The most desirable hillside properties, the largest homes in the established residential areas, and the properties with the strongest Bay and Peninsula view positions.
